As part of the MSc Regional and Urban Planning GY454 course in 2019, students were required to propose in-depth, reuse interventions for the Old Highgate Station situated in the London Borough of Haringey. Below is the executive summary produced by student, Qinyi Shi, for their proposal; the full Archway Road report is available here.

Executive Summary

This report has been prepared by RUPS Consultants to assist the Local Planning Authority with their goal to redevelop 460-470 Archway Road for the benefits of residents in Highgate.

Since this site is located in the edge of Highgate, the primary purpose of the redevelopment is changing it to be an “Entrance to Highgate”.

The redevelopment of 460-470 Archway Road will offer an important opportunity to deliver urgently new homes, including a high percentage of affordable housing, and create a community place for entertainment and social, as well as revitalizing this site to provide jobs for local residents.

Given that this site is located at a highly busy road, any new development will aim at reducing noises as much as possible. It is also significant to retain and strength amenities from the Highgate Woods nearby, making existing and future residents to enjoy and connect nature.

Highgate is an old village that has grown over several centuries. Therefore, the new development should keep the history of this area. However, Highgate is also open to good changes and new designs. The redevelopment will be expected to be of high-quality designs, achieving the highest possible sustainability rating.

Moreover, sustainable ways of transportation will be considered, which aims at the provision of secure cycle parking, and ensuring the site and buildings are accessible to all.

The proposed development for the demolition and redevelopment of the site will deliver sustainable and green development through a mix of uses including: 239 residential units, of which 40% will be affordable, retail, a community center, a new entrance to the Highgate Wood (bridge), a new street tree line, and a new parking area.

The proposals will achieve this and seek to comply with the Development Plan policies, guidance, and standards contained therein.
